The seven-bedroom home at 12 Bulwarra Close is split over two levels and includes an additional basement level with eight storage rooms.

The property was once at the centre of a long-running dispute, where neighbours took issue with the embassy's tall security fence and the amount of visiting cars that filled the street.

The matter ended in 2020 when an ACT tribunal decided the occupiers did not have permission to use the property as anything but a residence.

The large fence has since been removed, and now the family who built the house some 20 to 25 years ago are now looking to sell it on.

Selling agent Margaret Reynolds of Civium Property Group said embassies often sought large properties that have bathrooms attached to each bedroom and ample car parking.

"So there's always been a market in [O'Malley] for renting [to] chanceries, or ambassadors or their staff," she said.

Ms Reynolds expects 12 Bulwarra Close will appeal to local investors and people who run businesses from home, as well as families with multi-generational living arrangements.

"That's the sort of market we're looking at for this home, because most Aussie families just don't need a home that size," she said.

Majority of the bedrooms are spread across the ground level, while upstairs is a kitchen, dining room and six living spaces.

An expressions of interest campaign for the property is under way, and at least two offers have already been submitted.

A few streets away, 11 Ngunawal Drive, O'Malley, which is currently leased to the Ugandan High Commission, is also listed for sale.

The six-bedroom, five-bathroom home has a price guide of $3.3 million-plus. Records show it last sold in 2002 for $760,000.

The listing states the home has an additional two rooms that could be converted into bedrooms.

Another diplomatic residence, 52 Culgoa Circuit, O'Malley, was also listed for sale this year with a price guide of $3.6 million-plus.

Previously home to the High Commission of the Republic of Ghana, the property went under offer in early December after more than six months on the market.

In 2010, records show the home was listed for rent at $2500 per week.

Listing agent Shaun Iqbal of Impact Properties said 13 inquiries and five offers were placed on the almost 3000-square-metre property.

"The majority of the buyers who inquired, the sheer size of it excited them and that's where the interest came in," he said.

"The person who has made [the successful] offer, they actually connected with the property based on its size and location. They've been searching for a while in the inner south but couldn't find the size that they were looking for."

According to the listing, the property included parking for 20 cars, seven bedrooms and two security systems with 14 cameras.
